The NC 1st Home Advantage Down Payment, offered through the NC Housing Finance Agency (NCHFA), gives eligible buyers $15,000 in down payment assistance — structured as a 0% interest, deferred second mortgage.


What does that mean in plain English? You don't make monthly payments on it. It sits quietly in the background, forgiven 20% per year starting at year 11, with complete forgiveness at year 15. If you stay in your home — which most people in Belmont do — this effectively becomes free money.


Who qualifies:

  • First-time homebuyers (no principal residence owned in the past three years)

  • Military veterans — you qualify regardless of first-time buyer status

  • Credit score of 640 or higher

  • Purchasing a primary residence in North Carolina

The NC Home Advantage Mortgage is the base program that unlocks most of the state's assistance — including the $15,000 above.


On its own, it also offers up to 3% of the loan amount in down payment assistance, forgiven after 15 years. On a $400,000 home, that's up to $12,000 in additional help before you even layer on the NC 1st Home Advantage benefit.


This program works with conventional, FHA, VA, and USDA loans — so it plays nicely with most mortgage products. And it's available to both first-time and move-up buyers.


Program #3: Gaston County Homebuyer Assistance — Up to $15,000 Locally


Here's one that's hyperlocal and definitely worth knowing about if you're buying anywhere in Gaston County — including Belmont, Cramerton, Mount Holly, McAdenville, or Gastonia.


The City of Gastonia's Homebuyer Assistance Program, funded by HUD and administered by the Community Development Division, currently has a Pilot Program active through June 30, 2026 (or until funds are depleted) offering up to $15,000 in down payment and closing cost assistance for eligible buyers. If you're reading this after June 2026, contact them directly — they run ongoing programs as well.


Coverage area includes:

  • Belmont, Bessemer City, Cherryville, Cramerton, Dallas

  • Gastonia, Lowell, McAdenville, Mount Holly, Ranlo, Stanley

  • Kings Mountain and the unincorporated areas of Gaston County
